Renovations and repairs

Many jobs carried out in your home, that you may consider to be repairs, require approval under the Building Regulations.

Examples of such work are:

  • Replacement of roof coverings exceeding 50% of the roof area when the works have been carried out after April 2006.
  • Replacement of external doors and windows.
    • It is not possible to self-certify jobs that involve removal of bricks and/or where installers are not replacing like-with-like (conversion of windows to patio doors, windows to doors, doors to windows etc) through any glazing Competent Person Scheme (for example FENSA). Such jobs will need to be inspected by Local Authority Building Control to satisfy Building Regulations.
  • Electrical installations in bathrooms, kitchens and outdoors.
  • Replacement of heating boilers etc.
  • Installation of cavity wall insulation.

Work of this nature can also be carried out without the need for you to contact the Building Control section providing the person or company is registered under a Competent Persons Scheme.
