Timperley Wedge Masterplan

Timperley Wedge is a strategic allocation identified in Places for Everyone (PfE) – the long-term plan of nine Greater Manchester districts (Bolton, Bury, Manchester. Oldham, Rochdale, Salford, Tameside, Trafford and Wigan) for jobs, new homes, and sustainable growth. Once adopted, PfE will become part of the statutory development plan for each of the nine Greater Manchester authorities, including Trafford.

Places for Everyone Policy JPA3.2: Timperley Wedge requires that the allocation is developed in accordance with a detailed Masterplan that has been developed in consultation with the local community and other stakeholders, and approved by Trafford Council.

Preparation of the detailed Masterplan has begun. This will set out how the allocation will come forward in line with the PfE policy requirements.

The detailed Masterplan is being led by the principal landowner in collaboration with other landowners and Trafford Council. Details of the progress they have made to date will be made available, by the consultancy team, shortly.

We will be involved throughout the development of the Masterplan and will have responsibility for approving the final version.

The Masterplan will incorporate the aims and requirements of the whole allocation to ensure the coordinated delivery of development, as well as identifying an appropriate proportionate contribution mechanism to fund necessary infrastructure, ensuring the sustainable delivery of the allocation.

Overview

The Timperley Wedge allocation is located in Trafford between Timperley and Hale Barns. It is adjacent to the Manchester City Council boundary with Newall Green to the north east and the M56 to the south east.

As set out within Places for Everyone Policy JPA3.2 Timperley Wedge, the allocation will provide approximately 2,500 homes in total and 60,000 sqm of office employment floorspace.It will also provide a minimum of 45% affordable housing throughout the site.

A new local centre comprising a range of shops and services to meet local needs will be delivered, along with a new primary school. A range of types and sizes of open space will be provided, including:

  • local parks and gardens
  • natural greenspace
  • play areas
  • sports pitches
  • allotments plots

These will be in addition to a significant area of land to be used as a rural park (to remain in the Green Belt), as illustrated on the plan.

The allocation will also deliver a network of new safe cycling and walking routes through the site. A new spine road through the site will also incorporate separate pedestrian and cycling space.

Public transport connections will also be delivered, primarily through a new Metrolink line (and associated stops) running through the site linking to existing connections at Roundthorn, Wythenshawe and Manchester Airport.   

The allocation is located adjacent to two other key areas identified for growth in Places for Everyone: Medipark and Manchester Airport (both located within Manchester). Growth at both of these locations will provide a significant increase in employment floor space in the local area, in combination with new housing and additional employment floor space at Timperley Wedge, creating a complementary and mixed use community.

The principal landowner of the site (Royal London Assessment Management) has appointed a consultant team of specialists to lead on the preparation of the Masterplan. They will be developing the masterplan in consultation with the other landowners, key stakeholders and the local community.
