Work progressing well at Lumina Village

Work is progressing well on Lumina Village, an exciting multi-million pound scheme to create a new 639-home sustainable community next to the iconic Old Trafford cricket ground

Hoardings have been erected around the site - a residential development of six blocks of apartments, ranging from six to 20 storeys high and 53 townhouses off Talbot Road in Old Trafford. Residents will be able to see the cores of the two main towers when they go past the site.

The £250m scheme will include 5.4 acres of public realm focused around a village green, civic squares, boulevards and play streets, and ground floor retail units facing the cricket ground. The scheme has been designed to be pedestrian friendly with 200 parking spaces contained within a two-storey residents car park and will include 5,300 sq ft of retail space on the ground floor.

The development will be made up of a mix of one, two and three bedroom apartments and three and four bedroom townhouses. There will be homes for private rent, shared ownership and affordable rent.

Moorfield is funding the Build to Rent (BTR) element of the scheme, which will be made up of 440 apartments and townhouses. Clarion Housing Group is funding 199 affordable homes, offering a mixture of shared ownership and social rent options.

Homes England has supported the delivery of 103 of the affordable homes through a grant from its Affordable Homes Programme and the Greater Manchester Combined Authority (GMCA) has supported the delivery of the whole scheme through a grant from its Brownfield Land devolution scheme.

Outline planning consent to redevelop the former 12-acre Kellogg’s site, within the Civic Quarter area action plan area, was awarded in 2020 and partners Trafford Council and Bruntwood appointed Glenbrook in December 2021 to deliver both the residential side and the public realm at Lumina Village. The scheme was given full planning permission from Trafford Council in June 2023.

Trafford Council leader, Cllr Tom Ross, Cllr Liz Patel, Executive member for economy and regeneration, Chief Executive Sara Todd, and Richard Roe, Corporate Director of Place, were invited to the site to take a look at the progress of the work which is expected to be completed in 2026.

Cllr Ross said: 

“This is an amazing scheme made up of more than 600 homes which will totally transform this crucial site next to Lancashire County Cricket Club and Trafford Town Hall. I was delighted to have been taken on a tour of the site to see exactly how it is shaping up. It is going to be incredible.

“Trafford Council is totally committed to the building of more homes throughout the borough to help tackle the current housing crisis. I am also delighted to see that a substantial number of these homes are affordable – another of our priorities. The creation of Lumina Village is fabulous news for Trafford in terms of new homes and job creation possibilities. I cannot wait to see the scheme when it is completed.”
