Apartment closed in Old Trafford after violence, nuisance and disorder

Trafford Council has shut down a flat in Old Trafford after neighbours were subjected to visitors throwing dog faeces, climbing on balconies and stealing parcels.

Manchester Magistrates Court granted the full closure order for a one-bedroom, third floor address at King Water Apartments, which has been secured with steel security screens.

The court was satisfied that the premises had been the source of disorderly, offensive or criminal behaviour, serious nuisance to members of the public and associated disorder in the immediate vicinity.

No-one can access the property for three months, while the landlord seeks possession.  A partial closure was also granted for a flat nearby on Lucy Street, frequented by the same visitors, with entry barred to anyone other than the tenant.

Action follows extensive complaints and intelligence from residents, housing officers and Greater Manchester Police as well as complaints to ward councillors and local MP Andrew Western.

The court heard that neighbours described living in a climate of fear and anxiety at King Water Apartments. Allegations included dog faeces being thrown from the balcony of the flat and screaming and shouting in the early hours.

There were reports of violence involving knives and hammers, related to the collection of drug debts, claims of drugs being sold there, and theft of parcels and deliveries left for other residents.

On one occasion, the windows of the flat were smashed from within, resulting in large panes of partially smashed glass hanging precariously, meaning the fire service had to attend.  

Residents also reported people using their balconies to climb up to the premises, and visitors to the property urinating and defecating in the communal areas.

Attempts to engage with the tenant and persuade them to moderate their behaviour and that of their guests were ignored.

Cllr Rose Thompson, Trafford Council’s Executive Member for Communities and Safety said:

“This action reflects the Council’s continued commitment to protecting communities from persistent anti-social behaviour. We work closely with residents, Greater Manchester Police, landlords, and other partners to solve such issues.”
