When you buy a property or land, your solicitor will complete a local land charge search. This has two parts:
You are advised to confirm with your solicitor that they have done an official search, and to also check the LLC1 search.
You can find the charges for both searches on our service fees page.
Benefits of official searches
The Law Society, which oversees solicitors, recommends using official searches. Personal searches of the register (which give only limited information) should only be done with the client’s approval, and only when there isn’t enough time for an official search.
Personal searches
A Personal Search is an inspection of the Local Land Charges Register. A Personal Search does not provide all the information given on a full (LLC1 and CON 29) search. This service is provided free of charge.
Personal searches are available from the HM Land Registry portal or on GOV.UK.
Water searches
United Utilities looks after the network of public sewers in Trafford. Contact your water company if you want a search to be done or if you are waiting to do a personal search.
