As a landlord you have new rules and responsibilities as a result of the Renters’ Rights Act. You will need to register on a national database.

GOV.UK have produced a Renters’ Rights Act: landlord checklist to help you understand these changes.

Tenancy terms and pricing

All tenancies are now rolling tenancies.

Also, as a landlord you now cannot:

  • ask for more than one month’s rent in advance
  • ask tenants to bid more than the advertised rent
  • discriminate against tenants with children or those receiving benefits

You must provide tenants with information about their rights and the changes under the Act. Not doing so may result in a penalty.

You must also consider reasonable requests, such as tenants asking to keep pets. If you refuse, you must have a good reason.

Property standards and disputes

You must make sure your property stays in a safe and good condition. 

You must also deal with problems as soon as possible. These could include disrepair, damp, and mould. 

If a tenant makes a complaint, you may need to work with an Ombudsman service to help resolve the issue.

Ending a tenancy

You cannot ask a tenant to leave without a legal reason. If you want to end a tenancy, you must have a legal reason and follow the correct legal process.

You may need to show evidence to support your reason.
