Overview
A conservation area is an area that we consider to be of 'special architectural or historic interest' and where this special character must be preserved or enhanced.

The special character of each conservation area does not come from the quality of the buildings alone. Equally important are features such as:
- the layout of roads and paths
- grouping of buildings (townscape)
- the materials used
- landscape features
- the quality of public and private spaces
Planning controls in conservation areas
Conservation areas have special planning controls to protect their unique character. These controls restrict certain types of development that might normally be permitted elsewhere.
Planning permission is generally required for the demolition of buildings in conservation areas, even if they are not listed.
Within a conservation area, in addition to controlling demolition, we will seek to:
- Ensure that all new development harmonises with its context
- Make environmental improvements
- Control advertisements and shop signs
- Ensure that traffic control measures harmonise with the character of the area
- Make grants available for the repair of buildings
- Ensure that the provision of street lighting is in keeping with the Conservation Area Management Plans, whilst keeping our highways safe and accessible
Article 4 Directions can further restrict permitted development rights in specific areas within a conservation area.
